Your path to closing

Thank you for signing your Bridge2Sell agreement. You have taken the most important step. From here, our team does the heavy lifting to guide your transaction to a smooth closing. This sheet walks you through exactly what happens next and the handful of things we will ask of you, so nothing comes as a surprise.

Please read this through once now, and keep it handy. The more promptly you respond at each step, the faster and smoother your closing will be. If anything is unclear at any point, tell us right away. There is no such thing as a question that is too small.

We open the file and order title

Our closing team opens your file and orders a title search and title commitment through the closing attorney. This confirms clear ownership and surfaces anything recorded against the property that needs to be addressed before closing.

Title review: please stay attentive

When the title search comes back, we review it carefully. This is the step where your knowledge of your own property matters most. Please tell us right away about anything that could affect title: a prior loan you believe was paid off, a lien or judgment, a past divorce or estate matter, a co-owner or heir, a boundary or survey question, unpaid taxes or HOA dues, or a name that has changed. If any wording on a document looks wrong or unclear to you, raise it immediately. Catching these early keeps your closing on schedule.

Your part: promptly flag any possible title issue or anything that needs clarification.

Homeowner's insurance: name the trust as an additional insured

Through closing, your property will be held in a land trust, and the trustee must be named on your homeowner's insurance policy. This is a quick call to your insurance agent, and it is required before we can close. Full instructions are in the section below.

Your part: call your insurance agent and request the endorsement (see "Your insurance step" below).

Confirm how you will receive your funds

So your proceeds reach you safely, the closing attorney's office will send you a short, formal Payment / Wire Information Confirmation Form to provide your receiving-bank details. Please complete it carefully and follow its verification steps exactly. That form contains important fraud-safety instructions; please read them.

Review, then sign the closing documents

You will receive your closing documents to review and sign. Read each one carefully before you sign it, and raise any question before you sign. Some are signed electronically; others (such as any deed or notice) require a wet signature in front of a notary. Each document will tell you which. We will let you know exactly where and how to sign, and we are glad to help you find a notary if needed.

Your part: review each document, then sign and return promptly; notarize where indicated.

Closing and funding

Once title is clear, documents are signed, and insurance and wire details are confirmed, we close. Your funds are disbursed per the settlement statement, and you will receive a full copy of your executed documents for your records.

One quick call before closing

Your insurance step: add the trust as an "additional insured"

Your coverage stays yours and works exactly as it does today. We simply add the trustee so they are recognized while the trust holds title.

Your home will be held in a land trust through closing, so your homeowner's insurance policy must list the trustee. In plain terms: your coverage stays yours and works exactly as it does today, but the trustee is added to the policy so they are recognized as an insured party while the trust holds title. In the insurance industry this is called adding an "additional insured." It does not change your premium in any meaningful way and does not reduce your protection.

What to tell your insurance agent

Call your homeowner's insurance agent and say:

"Please add the following as an additional insured under my liability and fire / extended-coverage policy for my property, and send me an updated declarations page or certificate of insurance showing it."
